A purchase decision has more than one answer
This tool separates financial outcomes, cash funding, household fit and evidence. It does not issue a buy recommendation or combine them into a score.
The analysis includes down payment, cash closing charges, initial work and a property reserve. A fixed-rate loan follows a monthly interest and principal schedule. Expenses and mortgage payments occur before rent, so a profitable year can still need additional cash.
Reading your purchase analysis
The cash bridge shows what the purchase needs upfront. Ordinary monthly cash and break-even rent show whether rent covers ongoing costs and the starting loan payment. The comparison shows household wealth after sale, using the same starting resources for the rental and the alternative.
An unfunded purchase or later shortfall prevents a comparative conclusion. Time, household agreement and the quality of your evidence remain separate from the numbers.
Illustrative scenarios reduce rent, delay first rent, increase operating costs or reduce sale value, plus a combined case. They have no assigned probabilities.
Current purchase and cash-flow assumptions
Compare the same resources
Choose cash, an investment with your own assumed return, or an unresolved alternative. Both paths start with the same resources. Rental cash stays in a zero-return reserve; uncommitted household cash stays idle in both paths.
This preview averages annual bills monthly, keeps rent and operating costs level and permits one dated major project. Break-even rent excludes large projects, transaction costs, income taxes and the initial period without tenants. Results are nominal and before income taxes; tax outcomes remain unavailable.
Saved reports preserve inputs and results. Revising an assumption creates a new analysis; it does not rewrite an earlier result.

This page describes the current tool. An older saved result may use an earlier approach; its saved version and conclusions remain unchanged. Reviewing your answers and completing an updated run creates a new result without rewriting the earlier one.
